Lessons I've Learned Making Real Estate Investments

 

I've had a wealth of experience in real estate, buying homes, and investing. My husband is really into that side of our investment portfolio, and we wanted to make sure we were constantly diversifying our investments.

Real estate and investments came naturally to me because my father has been investing in this space my whole life.

Some of the projects for us were big wins, and others have been flat-out lessons.

I like to live by the stance that you never really fail when it comes to real estate; you only learn so you can be better for the next time.

If you have not begun investing or studying real estate, now is your time & this is your sign!

It is the best way to build long-term generational wealth for your family and leverage your assets for passive income.

I wanted to share a few things I've learned in this investment space:

Don't begin by being fearful

There is no way to be sure it'll pop off how you'd want it.

You have to go for it! Get your feet wet and make informed and calculated risks.

Cash flow is key

If you're buying for investing reasons, you want to do the numbers and make sure it'll cash flow. I would buy for appreciation reasons in the case that you're the one occupying the residence.

Don't buy at the height of the market unless you HAVE to.

This will ensure you get the best deal possible.

Be strategic with what money you put into the property.

Make sure to do extensive research on the materials. Go to a lot of showrooms. Don't pick the first thing you see.

Be familiar with your home & what work it needs before you sell.

Keep up with your home yearly. Get necessary updates. Become familiar with it, so if anything arises in your escrow process, you are as aware as possible. Fixing things last minute usually will cost you more.

Don't spend top dollar for a home you WILL live in.

Only pay top dollar for the home you LOVE your dream home.

I've done this before when I didn't study the market. It's not pretty.

Pick a price point, stick to it & if your offer gets denied, trust me, you'll find another home.

Now my husband and I are living in a new build.
